  • Location and Affordability

Condominiums are often the only affordable options in densely populated cites and at high demand vacation destinations where available land comes at a premium. Of course, you can rent if units are available and at the right price. Some condominiums have limited rental policy and availability of units is sometimes sparse

  • Low Maintenance Cost

In a condominium you won’t be shoving snow, pulling weeds, climbing ladders or chlorinating the pool. Exterior and common area maintenance is usually included in your condo fee. In addition, the actual cost is usually less if you have to purchase the service yourself because of economy of scale.

  • Lower Utility Costs

Most condominiums have lower heating and cooling costs due to overhead or adjoining units. Sometimes you save more if heating and cooling are included in your condo fee and you are a year-round resident in a resort/seasonal building.  You can save even more if the electric has no separate meters.

  • Amenities

Many condos and HOAs have Gyms, Pools, Party/game rooms, tennis courts, settings areas etc. that you might not have in a single-family home. Again, economy of scale makes these items cheaper to own and maintain than what a single individual would have to pay for.  Keep in might though that these amenities can be expensive if the community is not large enough to spread cost amongst the owners.

  • Security/Safety

Most Condominiums have some form of security, electronic or keyed entry, Camera’s, gated entrance, etc., or even actual 24/7 security personnel. Of course there is always safety in numbers with having close neighbors. In many communities’ people watch out for each other, especially the elderly and the less healthy individuals

  • Architecture Review Committee

In a condominium your next-door neighbor can’t paint the house orange, have pink doors, gaudy yard gnomes, have yard sales every weekend, or setup a basketball court in the driveway, two-foot-high grass, yards full of trash, giant jungle gyms in the front yard, or other nuisances and eye sores.  Condominiums usually have strict architecture, color and other policy directives (like keeping your decks clutter free and no drying laundry on the railing or beef jerky.)

  • Quiet Enjoyment

Most condominiums have strict noise control policies (known as quiet enjoyment) that if not adhered to will result in a fine to the owner of the condo. In addition, construction is very often prohibited at seasonal resort properties during the in-season time period. Of course, towns have the same policies but just trying the getting the police to enforce the rules. In Condo they will be fined and eventually have to pay up.

  • Social life/Culture

Most condominiums, especially resort ones, have an interesting social scene, holiday parties, cookouts, clubs, and community activities. In some places the alcohol use could fill the pool. One caveat, there are clicks too, some good and some bad. Your best interest is to do get to know all you can about a particular condo before you buy.  This means what is the culture like in simple terms.

  • Great Investment Opportunity

Real estate is a great place to store cash. Especially when inflation is eating away at the value of your money in today's economy. Of course, you have to do research and not overpay in a hot real estate market. In the long run, all real estate tends to be a good investment over time.
